The Mortgage Loan Process

1. Pre-Qualification

We start with a conversation to learn more about you and your goals. After that, the borrower submits an application to Home Goal Lending, which includes information such as income, employment, credit history, and assets. Home Goal Lending uses this information to determine if the borrower qualifies for a loan and how much they can borrow.

2. Pre-Approval

The borrower completes a loan application, which includes additional details about their finances, the property they want to buy, and the loan terms they seek.

3. Loan Application

Home Goal Lending reviews the borrower's credit report and other financial documents to determine if they are eligible for a loan. We may issue a pre-approval letter, which the borrower can use to show sellers they are serious about buying a home. We will balance your current monthly obligations with your income to determine how much home you can afford.

4. Processing

Home Goal Lending verifies the information provided by the borrower and orders an appraisal of the property to determine its value. We may also request a title search to ensure no liens or other issues with the property.

5. Underwriting

Home Goal Lending reviews the borrower's application, credit report, appraisal, and other documents to determine if they are eligible for a loan. The underwriter may ask for additional documentation or clarification if needed.

6. Loan Approval

If the underwriter approves the loan, Home Goal Lending issues a commitment letter outlining its terms.

7. Closing

The borrower signs the loan documents and pays any closing costs, such as appraisal fees, title insurance, and attorney fees. Home Goal Lending disburses the funds to the seller, and the borrower takes possession of the property.
